Sareb&#8217;s work has consisted in reducing the size of this portfolio by selling assets. In the case of financial assets, the company is carrying out a lengthy transformation process aimed at transforming them into real estate assets in order to facilitate their ultimate sale.<\/p>\n\n\n\n<h3 class=\"c-title-3 wp-block-heading\"><br><strong>SOCIAL PROGRAMS<\/strong><\/h3>\n\n\n\n<p>In 2022, Sareb&#8217;s mandate was enriched by incorporating the principle of sustainability and social utility into its management. As a result, innovative initiatives in affordable and social housing have been developed.<\/p>\n\n\n\n<p>These include the Social Renting with Accompaniment Program, which provides support to vulnerable people living in its homes.<\/p>\n\n\n\n<p>Since 2025, Sareb has contributed to strengthening Spain\u2019s public housing stock through the transfer of part of its residential assets to CASA47.<\/p>\n\n\n\n<p>Sareb also has channels of collaboration with the Public Administrations for housing programs.<\/p>\n\n\n\n<p>The company is launching initiatives, such as the Vienna Project, focused on using its land for the construction of affordable rental housing under public-private partnership formulas.<\/p>\n\n\n\n<p>Furthermore, the company has a Sustainability and Social Utility Advisory Board that advises the company on social initiatives.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"802\" height=\"457\" src=\"\/wp-content\/uploads\/2025\/05\/foto-consejo-asesor.jpg\" alt=\"\" class=\"wp-image-108184\" srcset=\"\/wp-content\/uploads\/2025\/05\/foto-consejo-asesor.jpg 802w, \/wp-content\/uploads\/2025\/05\/foto-consejo-asesor-300x171.jpg 300w, \/wp-content\/uploads\/2025\/05\/foto-consejo-asesor-768x438.jpg 768w, \/wp-content\/uploads\/2025\/05\/foto-consejo-asesor-800x457.jpg 800w\" sizes=\"auto, (max-width: 802px) 100vw, 802px\" \/><\/figure>\n\n\n\n<p><br>The members of this committee are figures of recognised prestige in the field of housing. The Advisory Council includes both Sareb members and external experts: the economists Ant\u00f3n Costas and Carme Trilla, the architect Fuensanta Nieto, the lawyer N\u00faria Lambea, Sareb&#8217;s Director of Social and Affordable Housing, Pau P\u00e9rez de Acha, and the Director of Sareb&#8217;s Legal Department, Teresa Palacios.<\/p>\n\n\n\n<h3 class=\"c-title-3 wp-block-heading\"><br><strong>BUSINESS MODEL<\/strong><\/h3>\n\n\n\n<p><br>Sareb&#8217;s mandate expires in 2027 and for this reason, the company has opted to outsource many of its activities to specialized providers.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"880\" height=\"658\" src=\"\/wp-content\/uploads\/2026\/02\/captura-1.png\" alt=\"\" class=\"wp-image-126722\" srcset=\"\/wp-content\/uploads\/2026\/02\/captura-1.png 880w, \/wp-content\/uploads\/2026\/02\/captura-1-300x224.png 300w, \/wp-content\/uploads\/2026\/02\/captura-1-768x574.png 768w\" sizes=\"auto, (max-width: 880px) 100vw, 880px\" \/><\/figure>\n\n\n\n<p><strong>\u00c1RQURA HOMES<\/strong><\/p>\n\n\n\n<p>In 2019, Sareb created the \u00c1rqura Homes residential development company with the aim of achieving greater profitability from its land and unfinished buildings portfolio. \u00c1rqura Homes is not an ordinary residential developer, but a Bank Asset Fund (FAB). Sareb currently owns 100% of this FAB.<\/p>\n\n\n\n<p>\u00c1rqura Homes develops its projects with its provider <a href=\"https:\/\/www.aelca.es\/es\/arqurahomes\/\" target=\"_blank\" rel=\"noreferrer noopener\">Aelca<\/a>.<\/p>\n\n\n\n<p><strong>LOAN MANAGEMENT<\/strong><\/p>\n\n\n\n<p>At the start of its activity, Sareb had 90,000 doubtful loans, valued by the Bank of Spain at almost 40 billion euros, secured by 400,000 properties, including homes, land, premises, offices, hotels and storage rooms. In order to liquidate these loans, Sareb carries out a process that contemplates several options:<\/p>\n\n\n\n<p><\/p>\n\n\n\n<p>Recovering most of the outstanding amount from the debtor company.<\/p>\n\n\n\n<p>Converting the financial asset into a real estate asset through foreclosure and insolvency proceedings.<\/p>\n\n\n\n<p>Selling the debt portfolio on the institutional market.<\/p>\n\n\n<section class=\"c-slink alignwide\">\n  <\/section>\n","protected":false},"excerpt":{"rendered":"<p>Sareb was created to manage a very heterogeneous and challenging portfolio of assets that included loans, mortgage guarantees and real estate assets, such as land, housing, commercial real estate and offices.
